We are highly recommended and approved

Fabrics and floor coverings play a big role in creating the first impressions of a property and how clean it looks overall, so having these looking in good order is a great start.

Being one of Suffolk’s only qualified professional upholstery, fabric and floor covering cleaning specialists, we are able to utilise various cleaning processes to achieve the desired results in the most cost effective way.

Highly recommended and approved by most Suffolk based letting agents, we are known for tailoring the service to ensure high traffic areas are deep cleaned and that lightly used areas have a maintenance clean to keep costs to a minimum.

Case studies on end-of-tenancy services

Pets in properties

Pets living in your home are great, but they can sometimes have accidents that can cause problems.

Removing odours and stains from carpets depends on a number of factors. When professionally cleaning a carpet, there is not one cleaning system that will take care of all odours and stains. They are all treated as individual problems as the characteristics need to be broken down differently.

We always carry cleaning agents on our vans to deal with these problems effectively. These issues can sometimes be hiding under general soiling so rest assured we have the processes for getting the best cleaning possible. This is why a pre- inspection is essential to make sure you are fully aware of the total cost.

Pet insecticide treatments, de-infestations, etc, are a spray treatment carried out after the cleaning process to kill fleas in the property should they be present. Sometime in bad conditions a second treatment is required, but we will re-visit for free if needed.

Once the treatment has been applied, the property must be vacant for two hours as inhalation can be dangerous.

I'm seeking the most budget-friendly option available

Cheap is always good, but the service isn’t. Each week we are called to on average, 4 properties where tenants have moved out. They have employed what they think to be a professional carpet cleaner who was the cheapest they could find, but the tenant didn’t enquire as to what type of clean they were buying and what type of qualifications the cleaner had.

Upon inspection the letting agents discover that the carpets are not to a suitable standard and therefore they then employ us to rectify the problem.

On average, a two bedroom property may have been charged around £80-120 without prior inspection. Companies giving costs over the phone or on leaflets etc. may not have insurance, guarantees or will have limited cleaning agents and equipment if operating out of a car or small van. They may have only one cleaning system they rely on. Until inspection, how sure are they that they can achieve the correct results?

Our service to clean correctly with our medium depth clean, costing £125.00 + VAT including a free inspection, would have been more, but the cleaning would have been to a standard which ensured the tenant’s deposit was returned for the cleanliness of the carpets.

The tenant often decides to go for the cheapest company around, as they have been operating for 20 years so they think they will get a good service. The final inspection then takes place after the tenant has paid for the cheaper service and identifies that the carpets need further expert cleaning at additional cost. All because the tenant has paid what they thought was a professional. (Carpet cleaners are only professional if they work to relevant certified standards and can sign to say they meet those standards)
